Questions have been addressed to the BOD about maintenance responsibilities for the decks attached and/or adjacent to our homes. After consultation with the attorney for Lenox Park, the BOD has determined that the maintenance of decks, classified as limited common elements in our Bylaws, is entirely the responsibility of homeowners. Maintenance includes, but is not limited to, the application of wood stain, repair of floor boards, railings, and spindles, cleaning, as well as the repair of framing (joists, supporting posts, and the foundations of those posts). The BOD continues to have management responsibilities for these decks and has policies that govern their usage.
